Gentrification et confort postmoderne. Eléments émergents de nouvelles centralités. L'exemple de Strasbourg

Abstract : The centers of the cities in the western industrialized countries — places of economic, cultural or residential stakes — have been characterized through their history by a great number of renewal operations. These urban renewals have reinforced the centrality of retailing and service functions. Moreover, rehabilitation has undeniably improved the residential comfort. These various urban operations associated to the increase of solvent households during the period known as the "thirty glorious" (years) have brought about important population changes in the city centers. The phenomenon well known under the name of "gentrification" is characterized by the arriving of middle and high social classes in the inner-city areas. It corresponds to the residential mobility of solvent households, attracted by the residential comfort and the central retailing equipment, since comfort seems to play a more important role than the residential technical aspects. It is also related to an increase of the demand for quality as far as centrality is concerned: the comfort apparatus related to the proximity, to the diversity, and to the quality of this equipment becomes a criterion of the residential choice, as important as the criterion of the residential comfort. The term of modern comfort combining equipment and residence, becomes then an essential factor of understanding the gentrification process. The evolving demand by solvent persons bring about the emergence of another type of comfort, called discreet, a new social and qualitative expression of the individual. Modern, and discreet comfort constitute thus the postmodern comfort, an innovative interpretation grid, evolving and necessary to explain the gentrification phenomenon. By applying this grid to the analysis of Strasbourg and its Communauté urbaine, postmodern comfort allows, through a systematic study, to apprehend differently the articulations between solvent household, its residence, its environment and the centralities, the whole for the sake of apprehending the city inhabitants aspirations, though without limiting the study to the center of a city.
